What is your tenant application process?
We currently use this website : www.rentapplication.com/chicagoland
We have the ability to collect the application, last month of paystubs, credit report, criminal report, and eviction report through this website once the tenant applies.

Do you run credit checks?
Yes! We run the credit background via Experian. You will receive tenant credit score, address history, and credit inquiries and accounts in an easy-to-read format.

Do you run criminal background checks?
Yes! We run national felony criminal background checks.

Do you run eviction background checks?
Yes! Eviction background checks are performed and take 24-48 hours for completion.

Who approves the application of the tenant?
At this time, the landlord approves/disapproves the application for the tenant. Having said this, you may use CRGP as a consultant for finding a tenant that will be suitable to taking great care of your home and paying landlord rent on time.

What does CRGP look for in a new tenant that applies?
Ideally, we like to see a rent to net income ratio under 35%. Credit score of 625+ FICO is preferred, but, we really want to see timely payments over the past 12 months. Naturally, landlord specifications can trump anything we look for when it comes to qualifications.

Who keeps the application fee?
Rentapplication.net. We don’t keep any margin of the application fee, at this time, nor pass it along to the landlord.

What about pets and smoking in home?
This is completely up to the landlord. Naturally, pets and smoking come with damages and the landlord will want to take this into account prior to leasing home.

Who needs to apply when wanting to rent the landlord’s home?
Any tenant over 18 years of age.

How quickly does a landlord need to get back to a tenant regarding their application?
Ideally, within 24 hours. The longer the delay, the more likely the tenant-applicant will find a new home elsewhere!

What about Fair Housing laws? What are those laws?
This is VERY important and one not to be taken lightly! With tenant applications, we need to comply with Fair Housing regulations. This can be reviewed here or you can contact our office with questions.
