Is Your Call Center REALLY 24 Hours?
YES! Your tenant will always speak to a live person with their repair request who will analyze whether the request is an emergency, non-emergency, or if common sense may be the issue with the request.
Does your Call Center speak English and Spanish?
YES! English and Spanish twenty-four hours a day.
How is the Landlord notified of Repairs?
We prefer communication by email – for a paper trail. We can communicate by phone, but, sometimes scheduling that phone call is best. We like to use a tool called Schedule Once for our phone appointments.
Is there a preauthorized limit in which CRGP issues a work order?
Yes, this amount is $250.00 for emergency work orders.
Does CRGP markup the invoice amount?
NO! We pass along our contractor price directly to you to keep our services affordable and effective.
Do you hold a deposit from the Landlord for payment of the invoice?
YES! This is an optional service, but, we can host a $500-$1000 repair deposit. Then, we draw from this deposit as work orders are created so the Landlord is not left paying bills monthly.
What if the Tenant breaks something? Are they responsible for the repair?
YES! Our lease calls for tenant neglect as a form in which the tenant needs to pay an invoice. We work with tenants to get these invoices paid and/or reimbursed to the Landlord.
Does CRGP use ONLY licensed contractors for repairs?
For activities requiring a license, we used license contractors. All of our contractors host insurance liability limits of $1,000,000 or more.
What if the Landlord wants to repair the home themselves?
This is possible, but, we request you sign a “Hold Harmless” agreement with our office in case something goes wrong with the repair you wish to handle.
Do you recommend the Landlord have a Home Warranty?
Really…this depends on the age of the mechanicals of the home as well as appliances. In general, home warranties are difficult because they require approvals and analysis and prevent a timely fix to the tenant repair need.
