  • How often do you inspect property?

It’s really up to the landlord! We setup inspections, upon landlord request, and then setup at time/date with the tenant to perform a general inspection of home.

  • When do you inspect the property?

It depends on the tenant schedule as we do not like to enter the tenant home without their prior consent.

  • Does it cost us money to have the property inspected?

Yes…fee is $100.00 per inspection and the landlord receives a detailed report which can be sampled here.

  • Do you use a software for inspecting the property?

Yes! We have used Happy Inspector for some time, but, we are exploring the services of as an alternative.

  • What do you look for in an inspection?

During the periodic inspection, we are looking for tenant violations to lease (unauthorized occupants, pets, etc) and preventative maintainence items that should be addressed. We will also look for tenant cleanliness levels, ability to maintain exterior/landscaping, and see if the tenant has any concerns.  Makes for a great activity to maintain good tenant relations!

  • Do you take photos during the inspection process?

Absolutely. We take photos of items that need repair or of concern.  We also take photos of tenant violations to lease for landlord advisement.

  • What if you find items that need repair during the inspection process?

Unless it is an emergency forecasted to cost less than $250.00, we will take this repair to the landlord for their approval.

  • What if you find the home is “trashed” at the time of inspection?

Cleanliness levels are very important to maintaining your asset. If we find your asset is not being well cared for, we will find items in the lease to set a 10 Day Notice and make clear to the tenant that their behavior will need to be rectified as soon as possible.

  • How many times per year do you recommend an inspection of property?

Twice per year is ideal! However, setting an inspection 30 days after the move in date sets and follows up with the tenant on your expectations in maintaining the home properly.

  • Do you offer a discount if we order multiple inspections upfront?
