When is Rent Due?
Rent is due the 1st of each month and considered late AFTER the 5th of each month.

When is Rent Considered Late?
Starting on the 6th of each month.

When should the Landlord expect to see rent?
One business day after the tenant rent has posted to our account.

Who Keeps the Late Fee?
Chicagoland Realty Group Partners keeps the late fee in order to cover costs of processing Notice to the tenant.

What is the Process to Evict a Tenant?
- We email and call tenant the 5th, 6th, and 7th of the month to find a firm date in which rent will be paid.
- We process the “5 Day Notice” by certified mail and return receipt as well as email.
- If, by 15th of month, rent has not been paid – we seek a written payment plan from tenant.
- If, by 20th of month, rent has not been paid – we seek legal counsel to begin eviction procedures.
- We recommend an attorney who charges a flat fee for eviction services.
- Tenant to be served by Process Server for court date.
- Our office confirms occupancy over this time period of home.
- Tenant is presented in Court with eviction terms by Judge.
- Our office arranges 3 movers, Sheriff Deputy, and locksmith to arrange rekey of home.
- Our office arranges cleaning crew and handyman to turnover property for vacancy.

Why does it take so long to evict a tenant?

How do you “Serve Notice” to the tenant when rent is late?
By certified mail with return receipt as well as by email (per lease a legal means to properly serve Tenant).

Do I have to find my own attorney to evict the tenant?
Nope! We work with a variety of attorneys (based upon county) that serve landlords at an affordable flat fee rate.

How many evictions has CRGP had?
We have had four evictions since October 2011. This serves as less than 0.30% of leases filled during this timeframe. We are GOOD at screening tenants…that is the key!
